Cincinnati market conditions

hello everyone, 

been looking at the Cincinnati market for a few months now and boy has it been crazy. seeing properties go for 10-25k over and pending in 1-5 days. rents seem to be going up as well in the areas im looking (mostly north east part) but not as much as prices.

Is anyone finding anything that cashflows rn? Best coc I've gotten on a few properties is 4% in running the numbers. im looking at mostly turnkey which doesn't help but im out of state so don't want to mess with a full rehab other than cosmetic stuff. 

Any advice or what's working for y'all if your actively still buying in Cincinnati. would love some input
