I have heard others say they get one hour a week, and pay double or more for coaching. so if you want to burrr and learn wholesale and flip while at it and do it to the standards he follows to try to as much risk as possible, I say join.

Where are you from, if you dont mind me asking? Have u been able to get a deal done whether it be and of the 3?

hello everyone, 

been looking at the Cincinnati market for a few months now and boy has it been crazy. seeing properties go for 10-25k over and pending in 1-5 days. rents seem to be going up as well in the areas im looking (mostly north east part) but not as much as prices.

Is anyone finding anything that cashflows rn? Best coc I've gotten on a few properties is 4% in running the numbers. im looking at mostly turnkey which doesn't help but im out of state so don't want to mess with a full rehab other than cosmetic stuff. 

Any advice or what's working for y'all if your actively still buying in Cincinnati. would love some input

Hello,

My name is Jacob. I plan to purchase a few properties in the Deer Park and Silverton area within the next year or so. Im an an out of state investor (from ca) and have several family friends recommending this area. After watching the market over the past few weeks and running some numbers, cashflow seems to exist here. 

I'm looking for agents in the area and a property management company. If anyone has any recommendations, that would be highly appreciated.
