Massachusetts Single Family Home Sales April 2023: lower sales, higher inventory than last year. Sales are slower than listings so inventory is increasing.

Median Price: $588,000, -0.34% Yoy – I really don’t see big changes in prices until we get forced sellers via unemployment

Closed Sales: 2,604, -22.91% Yoy

12 Month Closed Sales: 45,033, -17.59%

YTD Closed Sales: 9,293, -19.25%

Inventory: 4,388, +14.90% Yoy

YTD Inventory: +25.72% Yoy

New Listings: 4,215, -28.35% Yoy


YTD New Listings: 13,527, -21.39%

Months Supply: 1.2, +50% Yoy

Cumulative Days on Market: 41, +32.26% Yoy.
