Buying properties under LLC

Hi - I'm planning to buy few investment properties this year. I know my DTI ratio will be impacted if I buy it under my personal name. I'm thinking about setting an LLC and purchasing properties under it. But my lender mentioned that I cannot regular FHA loans if I buy under LLC and it will be considered as a commercial loan.

What are my options in this case? How do people buy properties under LLC? Do they buy the house under their name and transfer to LLC later by paying 1% of the mortgage amt? In that case will my DTI be impacted?
