sites/resources to identify future real estate growth in specific markets

I'm new to Dallas and looking to invest/house hack/BRRR, despite the high interest rates. One thing I am still struggling with is finding reliable sites or resources that project real estate appreciation further into the future (looking for 2025+). Most sources only focus on in-year. Also looking for sub-market information, like 75211 area code vs 75208 or east dallas vs west dallas neighborhood projected growth.

If seems west Dallas is going to experience the most growth in the next few years just based on new construction and business/park developments. But additional details and insight would be extremely helpful.

If anyone knows of sites or resources they use for this, please share.
