Chester County PA Outlook in RE

Hi there,

Searching for my first deal, thinking I may have found a solid opportunity. I'm looking at a fourplex in Chester County, PA (in suburbs of Philadelphia). It will need some rehab but I think it may be worth the investment. The calculator for Bigger Pockets has 'low' confidence in the rent rate. Based on my research, it looks like Chester County has long term potential in terms of appreciation and cashflow. One of the fastest growing counties in Pennsylvania.


Any insights from others in the area that invested in Chester County or know about it? I live in Philly and lived in a different suburban county before that. SO i cant speak to it beyond what i found in my research. Great deal for the fourplex, less than $150K. Let me know what you think!
