Are you seeing a market shift with small multifamilies in your area?

I invest in Connecticut in C and B- neighborhoods. I focus on small multifamilies (Duplexes, Triplexes and Quadplexes). In my area prices are staying elevated, and there is still a lack of inventory and a big demand keeping the prices elevated. I get most of my deals off-market, so I'm still getting good deals. But I'm wondering what other investors are seeing in their markets with small multifamily. Have you seen prices come down? Have the bidding wars ended? Are you seeing more inventories come on the market? Are properties staying on the Market longer?

 Simply no inventory in the Cleveland markets thus strong pricing, Over the last 5, 6 7 years prices have gone from 5k to up to  65k per unit, in A- c areas.
