Big Bear Lake vs. Big Bear City

I'm looking to buy a STR property up in Big Bear. It's somewhere we would like to use when not rented out. I'm curious to know if there is a big difference between city vs lake for STR yields. The home prices are pretty high right now but city is relatively cheaper.

Big Bear Lake typically rents better. Big Bear Lake goes off of city guidelines, where Big Bear City goes off of San Bernardino guidelines. I like Moonridge, it’s almost split right between Big Bear Lake and Big Bear City so you can go with whichever fits your criteria. 

Prices are high now and the market is pretty saturated with STR's, so I would wait, or possibly search other markets.
