State of the rental market in Houston metro

Hello folks! I'm looking for a potential next investment and am willing to travel. I am trying to get a better sense of the multifamily market in and around Houston, TX; lately I've been looking at Brazoria County in particular. Any BP members working that beat, or something near it? Online I'm seeing that there's a decent rental vacancy rate of around %2. On the other hand there seem to be only a handful of listed rentals, so it's hard to get a sense of supply and demand. Also curious if you can recommend realtors, property managers, the works. Please do let me know your thoughts.
