Alabama- How to analyze a market/small town

hello everyone, I have found a triplex for sale in a small town in middle-of-no-where Alabama. The closest rentals are in Mississippi, there are no homes for sale or for rent in this town. Is that a good thing or a bad thing? Low supply, high demand? Or no supply because of no demand? What do I look into when trying to see in this case if it would be something worth looking into. Property is a triplex, on the river, 150 of water frontage, lots of light maybe thinking renting long term one, and airbnb the others.
