For All My Coloradan's!! Where are you finding good deals in CO??

Just putting out some feelers here! I've been seeing more and more good deals come up in the northern Colorado market and am curious to see what other investors are finding out there?

I ran into a SFH in Dacono that is listed around $350K and needs about $120K in repairs. After repair value it would sell for around $420K-$450K. Spoke with the listing agent and come to find out the owners are willing to accept far less than asking price!!! My investor clients and I chose to pass on this opportunity and continue to investigate other areas but I am seeing more and more of these on my MLS. Is anyone else finding good deals and if so.... let's chat about it! :-D
