Creative investing strategies- What are you doing?
Since uncertainty has shaken a few of my larger investor partners, and rates have increased dramatically, we have decided to get a little creative and do smaller cash only investments. Our cabin took us 2 months to purchase, rehab, and list on Hipcamp, Airbnb, VRBO, and the like. All in it was about $28,000, in October we made a little over $1,200. So with our projections factoring in cold months, and the traditional busy season we are expecting to bring in $14,025 give or take. Expenses include once a week trips to check on it, misc things, and property taxes, so after that we have an anticipated NOI of $12,085, that's a return of 43%. Yes, this probably seems like small potatoes to some, but it was a really fun project to develop, build, and take my kids to while checking on it. We have a swing, treasure hunt, and it borders the national forest with rock formations to climb. The lot is large enough to add a tent site, so we plan to add one this spring to increase our NOI with very little cash. After that we are thinking to do another similar vacation style investment, still have to grow despite the crazy world!
Other than this we have invested more time and money into our other revenue streams; excavation contracting.
