Best 2023 Strategy For New Nashville Investor

Hey friends,

I’m an aspiring investor in Nashville. Over the past year, my wife and I have been educating ourselves through BP resources and a few mentors. We’ve also been saving money and gearing up to make a bigger splash into investing in 2023.

We currently have one long term rental in the form of a house hack on our primary residence (it’s a rented out mother in law suite). We’d like to jump into our first investment property and I’d love outside advice on which strategy to niche down on considering our goals, our market, and the economy.

Our goal at the moment is to significantly increase monthly cash flow. My question is this:

What strategy would yield greatest monthly cash flow in Nashville at this time in the economy?

Note: last I heard, short term rentals in our county are only permissible in primary residences. It could have changed, but I believe that is the latest news.
