What Investment Strategy is Working for you in Philly?

Hi Everyone,

Just curious as to what investment strategy everyone is focusing on right now. Are investors still flipping in this market or are they moving to a buy & hold strategy?

With interest rates rising these past few months, there's no doubt that conventional mortgages will be more expensive and more difficult to afford. With home buyers unable to afford mortgages, property inventory will increase simultaneously sending after repair values downward. 

Are investors still seeing flipping as a viable strategy, or have higher interest rates made their impact on the market already? Please let me know your thoughts.
