Investment markets near Vancouver in Washington State

Looking for some guidance from Washington State folks: I'm an investor in Chicago- mainly do LTRS, sometimes Flips, and I have one STR. My in-laws live on an island off the coast of Vancouver. As they are getting older, we need to make the move to be as close as possible to start helping out.

Learning a whole new country's market sounds daunting let alone the visas required. We are exploring moving to Washington state so that I can continue operating my investment business from the U.S. This is a bit of an overarching question, but would love anyone's feedback on markets worth looking into that are close (4 hours or less) to Vancouver. The closer to Vancouver the better, as we will eventually have to move to the island full time and I'll be making the commute.

Anyone willing to take the time to write out their thoughts is greatly appreciated.
