Irvington, Indianapolis Outlook

Hey all! New to the BP community and potentially looking at some single family and small multi-family in the Irvington, Indy area. As a place to live, what are your thoughts? It sounds like Irvington is established already but is it still up and coming? Will I expect to see somewhat steady appreciation? 

Lastly, is there anything else I should know about Irvington that's important for an out-of-state investor to understand? Appreciate the help SO much!

@Charlie Curtis hi! I like Irvington. It has pockets that are still growing giving you opportunity to land some great deals, while already having some great neighborhoods, some very desirable. This would be a great area to target right now in my opinion. Happy to chat more about it if you’d like!

@Charlie Curtis Irvington is one of the oldest neighborhoods in Indy and is desirable and historic.  It's got a village like feel with locally owned shops and eateries. The Southern portion of Irvington is not as well regarded and rents are lower than around Washington Street and directly North of that area to 10th Street.  You can find every type of property in everything spanning from A class to C-.  A little factoid, Irvington is the original home of Butler University and was the home (For a short period of time) to one of the nations first serial killers. Just South of Irvington is a commercial park being built along Brookville road.  I would think this will create greater stability to South Irvington and hopefully good buy and hold prospects.

Irvington is one of the older areas of the city. I went into a house that was built in the 1890s. The houses are bigger. We wholesaled a 4 unit off of Ritter last year. I think a lot of the younger ppl like irvington....

Check out the facebook group Irvington Neighbors - Indianapolis, Indiana.  This will give you information on the community if you want to live there.  This also makes a great investment area as well.  We manage property here and can help you come up with a realistic rent amount before you buy.

My wife (Indy Native) and I are military out of state investors interested in properties in Irvington. We have 1 duplex on Emerson Ave, and are on to hunt for new deals after taking a couple year hiatus. We’d definitely be interested in any insights you have.
