property zoned as ag property as investment

I'm new to real estate investing and I am wondering if there is a market for a 16 acre parcel of land that is zoned for ag property outside of Nashville.  I have a client who is looking to sell this property.

    @Nancy Ma there is a market but I think it might be a good idea to speak to local banks about financing. These somewhat obscure properties may be difficult to fund using traditional financing and if you have a lender in the area that would be on board with the zoning, they may have a client that is qualified.
