Value of commercial patio lease space in an A+ part of Atlanta

Can anyone point me in the direction of published information on unconditioned commercial patio space lease structure in a very desirable part of a large metro? Specifically I am looking at Atlanta, along the BeltLine Eastside. Anecdotal or experienced based info is appreciated as well.

Does anyone have any idea what patio space may rent for in a very walkable almost "linear park" type area with a lot of amenities? Lease rates for the internal portions of these buildings are at $50+/ SF yearly. A restaurant may have ~1000 SF of outdoor space and 20 additional tables outside. Does a percent of revenue generated on the leased patio make sense?
