What makes a good non-owner occupied lender ?

full disclosure I work as a PM at a BPL company. 

Buttttt I was really trying to better understand what makes one lender better than the other. I know a lot try to undercut on the big three terms but what kind of service would distinguish them? or does service not even matter? Would love to hear your inputs!
