List price higher than AVM on comps
We just received comps back on a brick 6-plex that will be going on the market. A few of the listings in the area are double the AVM. Why would that be? Is seller just listing it way above market and seeing what will happen? Is it better to list higher or at AVM and hope for offers over asking price?
