Direct Mail Question...

Hello fellow BP members!

This is my first post on BP, I have been researching and learning on this site for a month or so now and am blown away by the amount of support from fellow investors give to new investors like me.

My question pertains to sending out direct mail to absentee owners, and 50%+ equity owners etc.. Everybody says send out hundreds if not thousands of letters to out of state absentee owners, but the problem I have ran into while creating a list from List Source is the quantity of leads from my surrounding counties. I live in a suburb to a large city so I am not sure what I am missing, or doing wrong to generate this high volume of leads I read about. Anyone have any insight?

Jesse M. - you are SO RIGHT that EVERYONE targets absentee owners. I'm not sure what criteria you used within Listsource. Going with zips (which I also recommend) will unfortunately result in FEWER leads if all your other criteria are the same. There may be a couple of factors in your criteria that are limiting the number of leads. I think there is a bigger question raised by your observation here, and that is HOW WILL YOU DISTINGUISH YOURSELF when marketing to these people who get SO MUCH of this stuff...
