Reviews for Memphis Invest

I've done some research on Memphis Invest, spoken to one of their sales team on the phone and have a close personal friend who's been investing with them for nearly ten years.  They seem pretty great to me.

Just to play devil's advocate, does anyone have anything bad to say about them?

The property they focus on are more expensive than the typical turnkey provider, even in cashflow markets like Little Rock and Memphis. Therefore their cash on cash returns are typically lower. Their fees are also higher than the (one) other turnkey provider I have experience with. 

That being said their services are great and the property they provide are top notch. Although, the standard of renovation all across the board has improved substantially in the last few years across all surviving turnkey companies I think.
