Has anybody worked with alliance wealth builders (AWB) on a turnkey property or used them for property management in Alabama? If so what kind of experience did you have? Thanks!

 Why is that? Is the property being rehabbed? It should never take 2 months to find a renter. 

 It was rehabbed. They say people are asking for showings and they are getting good feedback. But no takers yet. They waived the application fee recently. 

 Two months in with no tenant something needs to move. You should really aim to get a tenant deposit in 30 days. When we are two weeks into marketing a rental we try to make an adjustment. An adjustment could be any of the following.

  • Lowering the rental amount
  • Adding appliances
  • Fixing or replacing something (New carpet, new paint, new kitchen counter top etc.)
