Is anyone aware of the Carbon Neutral Growth Fund (https://cn.fund/)

Hi everyone, I am very new to Real Estate and willing to learn from the community. I came across the Carbon Neutral Growth Fund (https://cn.fund/)which is looking for investors. They construct and sell houses in Florida using some kind of green technology which allows a tax rebate in addition to an 18-22% APR. Does anyone have any experience with them?
