Anyone Worked with Lone Star Capital Multi-Family Real Estate Syndication Before?

Anyone done a deal or have experience with Lone Star Capital run by Rob Beardsley? They run a multi-family syndication which primary buys properties around the Texas area.

I've looked at a few of their deals, but have not put money with them.

I think they have a conference in NYC coming up if I remember correctly. Might be worth going to if you think you want to invest with them.

One thing I have noticed lately, but must have been that way for a long time, is that people go to one presentation with one sponsor and think WOW this sounds really good, without investigating much of the general landscape of investing...and then they seem to get tunnel vision on sticking with that sponsor.   There are plenty of sponsors around...100s-1000s, but for some reason even when they present really bad deals, people are honed in on them.

Splits are very interesting among different sponsors, so check that out.

Also these days I would be looking very carefully about AM.  Where is the AM, how often are they visiting the property?  Are they in the same city as the project...or how easy is it for them to get there.  AM was probably very lax for most sponsor from 2017-2022.   Now AM will be vital to success in most of these deals.  Weak AM will create huge problems for many groups.
