Multi-family investment advise

Hello Bigger Pockets family. My wife and I are new investors. We have tried other programs in the past but have not had any success. I purchased a duplex in 2014 that had a tenant on one side and the other side vacant. There were issues with the tenant & the contractor O had working on the vacant side. In the end, I sold the property and moved on. We are now looking to move to Arizona, around the Phoenix area possible; actual city depends on the elementary & high school for our two remaining sons. Purchasing an multi unit property is an idea that we have. Live in one unit and rent out the remaining. Any advise, assistance from those in the area or investors that have invested in the area is much appreciated. Thanks in advance.
