Hi, I am looking to jump into purchasing my first rental property. I’m located in Philadelphia, PA & still live with my parents. I’m debt free & have enough for a down payment at best. I have a steady job & wanted to see what everyone’s outlook was on buying in Philadelphia, PA.

University City seems like an ideal place to buy to cater towards college students & nurses / health professionals within the area. Id need to implement my plan for moving out of my parent’s home within the plan of purchasing this first rental property.

What incentives are being offered (other than the FHA loan)? Are these applicable to landlords? Any advice / outlook from established investors would be appreciated.
