Next steps after 1st purchase

Hello everyone,

I will try to keep this concise; I have recently bought a 2-family house (northern NJ) currently living in 1 unit and working on renting the second. Unfortunately, I do believe I made some mistakes, mainly overspending on renovations and not being more aggressive with my offer but here we are. All in all, I am taking this as a learning experience, my question is what strategies are available to me to make my next move, I am interested in small multifamily houses in my area. I am a bit more prepared this time around and would appreciate any input, thank you!
