Buying outside of Broward/Miami and PBC areas

Hi guys, 

I currently live in Broward county, Florida and would love to have at least a duplex. But with prices being so high and duplexes being so rare in Broward and Dade counties, do you think it's a good idea to go outside of these areas to buy a multi-unit property with the intention to buy our actual house within one year (Broward/Dade)? Do you know if the owner really has to stay in one of the units for the full 12 months? Looking for some creative ways to start a portfolio in these crazy times lol. The actual location is not a huge problem, since I work remote, but still want to be in Florida. Maybe one of the units can be a STR? Let me know your thoughts on strategies and locations in Florida.
