Is FHA 203k the way?

I am reaching out hoping you can offer some recommendations . I was recently pre approved for mortgage financing as a first time home buyer and am considering using a rehab loan for a few reasons.

Unfortunately I have to turn my questions here as I feel both the lender and realtor understandably are pushing towards resale/new construction to take advantage of first time homebuyer benefits.

Im hoping to connect with people who have experience with this process and find resources to help learn more about the process to make an educated decision on which path to take.

Would you mind sharing any materials, in person groups, videos, etc you know of?

Anything you can share is greatly appreciated!
