Are my numbers right to start investing?

Hello BiggerPockets,

My partner and I would like to acquire our very first property next year. We want to house hack a duplex. Our goal is to have $20,000 saved up by July 2023. I myself currently have $11,000 in my 401k. I would be applying for the $10,000 first-time home buyers grant in New Jersey to add to my down payment/closing costs. My question is, based on the numbers above, would it be a sound decision to purchase a property next year?
