Is DELTONA, FL a good location for investment & living?

Hello everyone, my name is Manuela Fonseca, I am a realtor in Orlando Fl, and currently I am looking to buy a property on FL near by Orlando area and UCF for both investment and for living. I have heard that Deltona is a great place to invest and that is going to grow incredibly. I am planning to invest in 2 properties there, rehab them, and set one for Airbnb/VERBO and the other to live as primary residence. What do you think about this area, is it a worth investment? would you recommend it?
