Deal in hand, need advice

So I found a FSBO deal online and there was an agent given to me when I requested to see the property. He's not specific agent. I have an agreement for a cash deal so what is my best route for closing, the agent who showed the property with the owner, a lawyer, DIY.

This is my 1st deal as an investor and I want to cover my baseses but also dont want to pay unecessary $$$.  My understanding is that agent would cost 3%?

This deal is under 60k so  it a huge hit if this is the case.
