Evaluating a multi-family in Greensburg,PA

Hello BP,

My huband and I just made an offer for a duplex. After inspection, the inspector suggested us to get the roof redone as it was done in 2003 and there were no vents. There are a few other changes and the seller agreed to do them. The seller isn’t ready to do the roof or go down in price and only one of the units is currently rented. 
we need this community’s input if it would be easy to find renters in Greensburg, PA and are we going to spend a lot getting the roof done ourselves.

This is our first deal so we are over thinking every point.
