Opportunities in Prince George
Hi everyone, I'm new to BiggerPockets.
My family is looking positive cash flow properties in Prince George area, here are few thoughts
1: single house with a legal basement suite , duplex or 4 plux will be our targeted properties
2: want to buy in above average neighbourhoods, so better quality tenant. (Can anyone recommend few areas we can consider )
3: long term hold , cash flow properties
4: can anyone recommend a local Relator working with investors and good property manager as well?
5: basic on my research, the vacancy rate is relative low, compare to Edmonton / Calgary (4-5%)
A little background about myself, my family bought our first investment property in Kelowna back in 2017, and wanted to continue our real estate journey.
The main reason I look for positive cash flow properties, I have two little boys, 1 and 3. I truly want more time with my boys, and able to pick up them after school rather than full time job 9 to 5 every day.

I know there are a few people on here who bought in PG. I grew up there, but it's been a while since I lived there. Used to be College Heights, Heritage, Seymour (between 15th, Massey and the bypass (hwy) were good. They also have University Heights- a new area. Places that were rougher-around Spruceland Mall, and down by Oak Street (20th, Victoria and Queensway area).
