Cash Positive Properties in Ontario

Hello,

I'm new to BP.  I'm interested in cash positive properties and have been scanning through realtors.ca in cities like Timmins and Sudbury.  On paper these look good but I want to know what things I should be aware of when considering these properties as I've heard that cash positive properties are hard to come by. 

Any feedback is greatly appreciated.
