Anyone has experience with rtos in vancouver BC?

It's hard to find a deal in the lower mainland BC that will actually cashflow. But I've been playing woth the idea of doing rent to owns. Higher cashflows but its also a feel good activity to try to help someone reach their goals.

I'm wondering if anyone has any experience with this model? I'm new at real estate investing.
