Best way to invest in Guelph/Hamilton, ON, Canada

Hello,

My name is Alex and I'm planning to buy my first property within a year. I'm from Toronto, ON, Canada.

I'm looking to buy a property in Guelph/Hamilton area and was wondering what would be the best way to pursue my first investment. I was looking at houses already but hardly any deal would be possible to make positive cash-flow. I'm gonna buy a property with my business partner and we'll be able to come up with around 80000 CAD. He's not gonna live in the property but I will. I'm willing to fix up a property or do a house hack but it just seems hard to find any duplex at a reasonable price. Single-family home has an option to rent a basement but that might just lower our payment, not bring any positive cash-flow.

My question would be, are there any experienced investors from Ontario that could recommend me a path that is most profitable in those areas? What would be the best approach with this kind of money to have the best outcome? I would really appreciate any help.
