Montreal House Hacking

Hello all I am going to look into getting started with rental property by house hacking in the st Jean area when I move there this Summer

My ultimate goal will be to buy a triplex or fourplex and live as close to free as possible to be able to expand my portfolio from there.

Rent seems really low in the area however. Does anyone hack/invest in this area? How is the rental market? 

Any advice/resources would be much appreciated!
