NEWBIE - Where to invest in SW Ontario with 30k down.

Hi Everyone ..... 

I'm looking to invest in the market in SW Ontario - Pref. a student property as invest and hold. Toronto is out of the question as it's over priced and I simply want to have a property to start my portfolio. 

My question is - for anyone who rents to students - do they jump ship during the summer months? What is the vacancy rate? 

As I am completely new, please excuse my ignorance. I am thankful for any advice someone may have. Thanks.
