[Help] Small Commercial Strip Mall - Canada

Hey BP,

My parents own a small strip mall (5 smaller units) and have been having issues making this a passive investment. My first thought is they do not set standards very well and their lease is most likely very weak. 

My question is if anyone has a template lease and wouldn't mind outlining important factors (ie late fees, maintenance, and standards).
