Buying a rental with 2 others. How to structure partnership?

Hey! So I am planning on partnering with two other good friends of mine and buying a student rental. I am wondering what is the best way to protect each party legally. Should we incorporate and create a shareholders agreement? Can we just create a partnership agreement and have a real estate lawyer look over it. Thanks in advance BP!
