Canadian's buying US investment properties

Hi guys, 

I've been to a Rich Dad Poor Dad seminar recently just to check it out. Been to a few local meetups here as well. It wasn't as I thought. They were actually talking about some of the strategies the local meetups were talking about and it was a great meeting people there. There was a pitch though for a 3 day workshop. Anyways I met a investor/agent there and he buys US property. Just wondering what kind of steps would I take to buy investment properties to hold or flip in say Florida.

Prices here in Toronto and the surrounded area is crazy high. Average home here is around 600k and rents are like $1400-$1700 so I don't even understand how people are investing here. Appreciation is high but as a regular BP podcast listener we shouldn't be banking for appreciation.

What would you guys suggest someone with 45k to do as a new investor that haven't bought their first property before?
