Looking for Investors in Ontario

We are looking at investing in properties in Ontario but wondering about lenders.  Looking at properties that are in the price range of $150,000 and renovations to cost $50,000.  We have assets but my mortgage is tied up so can't get another mortgage at the moment.  Although I am able to use that as collateral.  Any suggestions??!
