Stepping up to apartment buildings

I am stepping up from buying triplexes, fiveplexes, etc., and am shopping for compelling deals in small apartment buildings in the golden horseshoe, something with 20-40 units.  

Part of this will be taking in investor money.  

My professional career has been in creating investment funds, in capital markets.  I'm looking to connect with more experienced real estate investors who might be willing to share their experiences with me.
