Anyone asked to see what contract the PM uses for tenant?
So my question is does anyone ask the PM what the contract says that they use for their rental agreement with the tenant? I have signed management agreements with PMs and never asked to see what lease agreement they use with the tenant.
Would the PM provide this? Whereas the PM would not be losing any money on frivolous maintenance calls do PMs try to help the owners by placing provisions to Discourage frivolous calls by the tenant?
P.S The last PM agreement that I read between the owner and the PM was definitely slanted to one side. The PM had the right to counsel the agreement, but the owner did not. If the owner wanted to cancel the agreement then they would pay a stiff cancellation fee even if it was prior to them locating a tenant. I pointed this out to the PM, but they had a canned answer that made the owner feel sheepish and like a tire kicker for even asking.
