How to stop people from dumping on my lawn?

I am managing a rental property on my own since it's only a few miles away from where I live. I usually go there once every few weeks to check on things. Two times in a row, I saw old furniture and household stuff dumped on the front lawn. Fairly sure they are not from my tenants. I have a security camera but the view of that corner of the lawn is blocked by a tree.

How do I stop people from doing this?

I would place a "Security Camera In Use" sign on the property and notify code enforcement of illegal dumping that has been taking place on your property. it's a preemptive move in case someone files a complaint against the property.  I would also send a notice (and add this in future lease contracts if not already there) that only trash that can be placed in bins is acceptable on the property. "Break down all boxes before depositing into trash bin. No depositing of liquids, toxic waste, construction waste, any type of gardening waste (from outside of property, any type of appliance, or any type of furniture into trash bin. If you were found to be the person who dumped these items on the property illegally and in violation of municipal code, it will be deemed a lease violation."  

More likely than not, it's a tenant or a nearby neighbor who sees that when "junk" is left there, it is disposed of "by someone else."  The actions above should solve it - and you probably won't even need to move your camera!
