Does Property Management get Paid when tenants aren't paying
My partner and I manage our own properties. We work together on acquisitions, etc. I manage the rehab, contractors, and collect property management for dealing with all things with tenants. We have 8 doors with our partnership LLC. Some questions we still need clarity about are processes with property management fees. Just hoping someone who has a PM company can give me some tips.
1. Do we pay PM when the rent has not been paid yet. ie (vacancy) There is obviously a lot of work to be done especially when our properties are vacant, marketing, screening applications, showing the property etc.
2. Our rents are due always on the 1st of each month with a 5 day grace period then $25 late fee post 5th day. What date do we pay the management fee, presuming timely payment? I assume once rents clear and paid in full. (the 15th?)
3. What date do we pay PM fee presuming there are late tenant payments?
4. Does the management fee also apply to the late fees?
I'm sure there may be some obvious answers here but just wanted a few opinions on how you deal with this from a PM standpoint. Thank you for any direction.

My dad is my PM, and we have a very small number of properties so late payments are rarely an issues (in 5 years, it's only happened once or twice). If our portfolio was larger, we'd have to do things differently. As it stands, here's how we operate now:
1. No. He gets paid similar to how a realtor would if one was filling the vacancy, which is the equivalent of one month's rent once the space is filled.
2. I pay him on the 1st regardless, but if I was using a 3rd party, I would do it the 15th after rent has been collected.
3. See above. If I was using a 3rd party, I'd expect to pay after rent is collected.
4. No. I wouldn't think a PM would be rewarded with extra money if a tenant pays late.
