Commercial and residential rent collection apps

I currently own both residential as well commercial rentals. Our business utilizes quickbooks for all of our billing and rental properties. Unfortunately to me it seems very inefficient and ancient to wait for checks in the mail and record them. I’m looking for a program or app that will fit my small business and allow me to have tenants pay online so I can track every aspect of their rental agreement and payments at an instants notice.
