Hello Everyone!

Currently shopping for property management software. I tried Cozy.co but they were recently bought by Apartments.com and the app doesn't seem that practical to me. Has anyone had success with it?

On top of that I've been keeping track of income and expenses in a notebook but come on... its 2021 lol.

Please help! I just want software I can keep everything in so I'm not fishing around notebooks here, spreadsheets there, etc.

I feel like I always recommend TenantCloud, but we use it, and it works.  We use Quickbooks Online for accounting, but TenantCloud has some amount of accounting built in.  It certainly tracks income and expenses related to the rental business.  However, I need to look at what it does for general income and expenses that might be outside of specifically rentals.  Give it a try though, as it free to use, however, depending on what features you require, you may need one of their paid subscriptions.
